Fla. Stat. §720.303 – Website for 100+ Lot HOAS

By January 1, 2025, an HOA with more than 100 lots must have a website (that allows access via mobile device) with the following:

  1. All Governing Documents (Declaration, Bylaws, Articles, Rules, Arch. Guidelines, etc.)
  2. A list of all contracts and bids for those contracts
  3. The annual budget
  4. All insurance policies
  5. Board members’ certifications
  6. All contracts where the board or someone related to the Association has a financial interest
  7. All contracts or documents where there is a conflict of interest
  8. Notice of all Member meetings and agendas (14+ days prior)
  9. Notice of all Board meetings and agendas (48+ hours prior)
  10. Record Retention Policy

The above information should be kept on a subpage with a protected electronic location. Members shall be given a username and passcode to access upon request.
